New to estate sales? You’re in the right place! An estate sale offers the opportunity to shop furniture, décor, artwork, collectibles, tools, kitchenware, and more—often throughout a home. Every sale is different, and you never know what you’ll discover.

At Flippin Farmhouse, we want your first visit to feel welcoming and easy. Most of all come have some fun and enjoy the treasure hunt. Here’s what to know before you arrive.

Before You Go

Check the sale listing. Look for photos, dates, hours, the address release time, and any instructions for joining the line. Each sale may be a little different.

Bring measurements. If you’re looking for furniture, measure the space in your home, your doorways, and your vehicle. A measuring tape and photos of your room can help you decide.

Plan for larger purchases. Bring someone who can help you load furniture, and keep blankets, boxes, and packing supplies in your vehicle until you need them.
When You Arrive

• Park courteously. Keep vehicles off the grass and avoid blocking driveways or mailboxes.
• Travel light. Outside shopping bags, backpacks, and large purses are not permitted. We provide shopping bags to use inside; please return them to the cashier at checkout.
• Browse with care. Be patient and courteous to staff and fellow shoppers. Ask our team if you need help.
• Inspect before purchasing. Check condition, measurements, missing parts, and any repairs needed. All items are sold as-is, where-is, and all sales are final. No refunds, returns, or exceptions.
• Keep sets together. Items marked as a set are sold together and cannot be separated.

Pricing & Checkout

• Day one is full price. Discounts begin on day two and continue through the remaining sale days. Check the sale listing or ask our team for details.
• Found something you love? Waiting for a discount means taking the chance that someone else purchases it first.
• Leave price stickers attached. The cashier needs to see them. For items with a large hanging paper tag, bring the tag to checkout and pay before removing the item.
• Payment is easy. We accept cash, cards, Venmo, and tap to pay, with no additional credit card surcharge.
• Sales tax applies. We collect sales tax on purchases and do not accept reseller tax ID numbers.

Taking Your Finds Home

You are responsible for loading and transporting your purchases. Bring enough help for heavy furniture and suitable packing materials to protect your items. We have a limited supply of free bags and wrapping materials available.

All purchases must be removed by the close of the final sale day unless special arrangements have been made with our team. Items left after that deadline are forfeited.

Please watch your footing and use care throughout the property. Flippin Farmhouse and the homeowners are not responsible for accidents or injuries. Video surveillance may be in use.
